Villa Luce Verde is a luxurious retreat located in the peaceful village of Kirmenjak, just 10 km from the bustling tourist center of Poreč and its beaches. This villa offers the perfect combination of relaxation and proximity to vibrant town life.
Set on a spacious 950 m² property, guests can enjoy a beautifully landscaped garden with a large swimming pool, ideal for refreshing on sunny days. The covered terrace with an outdoor kitchen and BBQ grill is perfect for enjoying meals in the open air.
The villa spans 174 m² across two elegantly designed and air-conditioned floors. The ground floor features a spacious kitchen, dining area, and living room with large windows that connect the indoor space to the terrace and pool. There is also a wellness area with an indoor hot tub and sauna, along with a cozy bedroom with a double bed and private bathroom.
Upstairs, there are three bedrooms—two with double beds (one with access to a balcony) and one with two single beds. Each bedroom has its own en-suite bathroom and TV.
Private parking is available for up to five vehicles, including an electric vehicle charging station.
Note: This property does not accept stag or hen parties, and youth groups are only accepted with prior approval from the agency.

Payment and Cancellation
When booking, 30% of the total price must be paid, while the remaining 70% is due no later than 40 days before arrival. For cancellations 41 or more days before arrival, the deposit will be refunded, with a fee of €50 for administrative costs. Cancelling 40 to 31 days before arrival: the cancellation fee will be 50% of the total amount. Cancelling 30 days or less before arrival: the cancellation fee will be 100% of the total amount.

Payment and cancellation terms depend on the type of conditions for the selected accommodation (FLEXY41, STRICT60). Optionally, the guest can choose travel insurance.
The number of guests is limited to the number of people in your reservation. Parties or events are not permitted without prior permission. All properties are non-smoking. Pets are only allowed if stated in the description. Payments will be processed in accordance with the payment terms and conditions for each reservation.
